I am a Philippine lawyer, licensed Real Estate Broker, licensed Real Estate Appraiser, Environmental Planner, and educator. My professional experience spans private legal practice, government service, legislative work, and academia. Those experiences have shaped the way I approach both legal and regulatory issues. Rather than viewing them in isolation, I prefer to understand how they influence investment decisions, business strategy, governance, and long-term development.
Why I created this platform
Law has never been the only lens through which I look at a problem.
Throughout my career, I have found myself working where law intersects with government, real estate, investment, regulation, and public policy. Each discipline answers a different question, but the most interesting problems rarely belong to just one of them. They exist where those disciplines meet.
This website is where I explore those intersections.
The Insights published here are not intended to be case digests or summaries of statutes. They are my attempt to examine how laws and regulations operate in practice, identify the policy questions they raise, and contribute ideas that may improve the way they are understood or implemented. Some articles will discuss legal developments. Others will examine regulatory challenges, real estate, taxation, environmental planning, governance, or investment strategy. What they all have in common is a belief that good policy begins with asking better questions.
I believe professionals have a responsibility not only to apply the law but also to participate in improving it. That requires curiosity, thoughtful analysis, and a willingness to challenge long-held assumptions when experience suggests that a better approach may exist.
